In Florida, insurance carriers frequently require two specific inspections before issuing or renewing a homeowner policy on properties 20 years of age or older: the 4-Point Inspection and the Wind Mitigation Inspection. Required for Homes 20 Years or Older
Most Florida insurance carriers require a 4-Point Inspection before issuing or renewing a policy on any home that is 20 years of age or older. Without a current, accepted report, your coverage could be denied or non-renewed. Wind Mitigation reports are optional but can yield significant annual savings regardless of home age.
What Is a 4-Point Inspection?
A 4-Point Inspection evaluates the four major systems that insurance carriers are most concerned about in older Florida homes. The report documents the current age and condition of each system and is submitted to your insurer when applying for or renewing a homeowner policy. A poor result on any of the four systems can affect your eligibility for coverage or increase your premium, but knowing in advance gives you time to address issues before they become a problem.
Our inspectors are familiar with the specific requirements of major Florida carriers and complete the OIR-B1-1802 form, the standard Citizens and most private insurer accepted format. HVAC System
Insurers require documentation of your heating and cooling system's age, condition, and functionality. Older or poorly maintained HVAC units can raise red flags. Our inspection clearly documents what is installed and its current operational status.
Electrical System
Outdated wiring types such as aluminum branch wiring or Federal Pacific panels are commonly flagged by insurers. We identify the panel brand, amperage, wiring type, and any visible deficiencies that could affect your coverage eligibility.
Plumbing System
Galvanized steel or polybutylene pipes are often declined by Florida insurers. We document supply and drain material types, water heater age and condition, and visible signs of leaks or corrosion throughout the home.
Roof Covering
The roof is one of the most scrutinized components in a Florida insurance policy. We document roof material, approximate age, visible condition, and any signs of damage or wear that may impact insurability or premium pricing.

What Is a Wind Mitigation Inspection?
A Wind Mitigation Inspection documents the storm-resistant features of your home that reduce the likelihood of hurricane damage. Florida law requires insurers to offer premium discounts when a home meets certain wind mitigation standards, and many homeowners are surprised to find they qualify for credits they did not know existed. Unlike the 4-Point, a wind mitigation inspection is not a pass/fail report. Any qualifying feature earns you a discount.
