Why Florida Homeowners Need a 4-Point and Wind Mitigation Inspection
If you own a home in Florida — or are in the process of buying one — you have likely heard that homeowners insurance is harder to get than it used to be. Many carriers have exited the Florida market, and those that remain are increasingly selective about the properties they will insure. Two inspection reports have become central to this process: the 4-Point Inspection and the Wind Mitigation Inspection. Understanding what each one covers, why insurers require them, and how they affect your premiums can save you thousands of dollars and prevent your policy from being denied or cancelled.
A 4-Point Inspection evaluates the four major systems in a home that insurers consider highest risk: the roof, electrical system, plumbing, and HVAC. The report documents the age, condition, and type of each system. Insurers use this information to assess their exposure before writing a policy. If your roof is older than 15-20 years, your electrical panel contains a known problematic brand like Federal Pacific or Zinsco, your plumbing is polybutylene or cast iron in deteriorated condition, or your HVAC is past its useful life, an insurer may decline to write the policy or require repairs before binding coverage. What the Wind Mitigation Report Does for Your Premiums
The Wind Mitigation Inspection is separate from the 4-Point and focuses specifically on how well your home is built to resist hurricane and high-wind damage. The inspector evaluates roof covering type, roof deck attachment, roof-to-wall connections (such as hurricane straps or clips), opening protection (impact windows, shutters, or rated garage doors), and the roof shape. These findings are submitted to your insurer on the OIR-B1-1802 form, the standardized Florida Wind Mitigation Verification Form established by the Florida Office of Insurance Regulation (floir.com). Each favorable feature — such as a hip roof or fully-sheathed roof deck with 8d nails — can reduce your wind premium component by a meaningful percentage. Many homeowners in Southwest Florida see premium discounts of 20 to 45 percent after a wind mitigation inspection documents favorable construction features.
