What to Expect During a Home Inspection in Southwest Florida
A home inspection typically takes two to four hours, depending on the size and condition of the property. The inspector walks the entire home, evaluating all visible and accessible systems and components from the roof to the foundation. In Southwest Florida, there are regional conditions that add importance to certain areas of the inspection — roof condition after years of UV exposure and storm seasons, moisture intrusion from heavy rain and high humidity, HVAC performance in year-round heat, and signs of pest activity or damage. Knowing what an inspector covers, what they do not cover, and how to interpret the results helps you get the most value from the process.
Buyers are encouraged to attend the inspection in person. Inspectors follow InterNACHI or ASHI standards of practice, which define what is within scope and what requires a specialist referral.

Your inspection report will include photos, condition ratings, and narrative descriptions of each finding. Most reports categorize items by severity — safety hazards, major defects, and maintenance recommendations. In a real estate transaction, the findings give you leverage to request repairs, negotiate a price reduction or seller credit, or make an informed decision about whether to proceed. For items the seller will not address, you can obtain contractor estimates before closing to understand your exposure. Items marked as maintenance items are generally things you will want to address over time, not necessarily before closing.
In Southwest Florida specifically, pay close attention to anything related to roof age and condition, moisture staining on ceilings or walls, HVAC age and efficiency, and any signs of wood rot or pest damage at the base of walls and around windows.
