Mold, Moisture, and Air Quality in Florida Homes

Florida's climate is ideal for outdoor living — but it also creates conditions where moisture problems develop faster than in most other states. High year-round humidity, intense summer rain, and periodic flooding from storms create multiple pathways for water to enter a home. When moisture accumulates in walls, attics, under flooring, or in HVAC systems, mold can begin growing within 24 to 48 hours under the right conditions. For homebuyers, existing homeowners, and especially anyone purchasing a home after a hurricane or flood event, understanding indoor air quality and moisture conditions is not optional — it is essential.

Visible mold is the obvious concern, but a large percentage of mold growth in Florida homes is hidden — behind drywall, inside wall cavities, beneath flooring, or in attic sheathing. A general home inspection can identify visible staining, elevated moisture readings with a moisture meter, and conditions that are likely to support mold growth — but it does not include air sampling. For a definitive answer on airborne spore levels and species identification, a separate air quality sampling test is required. Samples are collected from inside the home and a control sample from outside, then analyzed by an accredited laboratory.

Common Sources of Moisture Intrusion in Florida Homes

The most common sources of moisture problems in Southwest Florida homes include roof leaks that allow water into attics and wall cavities, window and door seal failures that allow rain intrusion over time, HVAC systems that are not draining properly or have dirty coils and drain pans, bathroom exhaust fans that vent into attics rather than outside, inadequate exterior grading that channels rainwater toward the foundation, and flat or low-slope roofs that pool water after heavy rain. In slab-on-grade construction — common throughout Lee, Sarasota, and Collier counties — there is no crawl space buffer, so any moisture that gets beneath the slab or into the base of walls can cause persistent problems.
