Lateral Sewer Scope Inspections: What Every Florida Buyer Should Know
A standard home inspection evaluates the visible and accessible plumbing inside the home — supply lines, drain lines, fixtures, and the water heater. What it does not include is the underground lateral sewer line that runs from the home to the municipal sewer main or septic system at the street. This underground pipe is entirely the homeowner's responsibility from the point where it exits the foundation to the point where it connects to the public system. Replacing a failed or root-infiltrated sewer lateral can cost anywhere from several thousand dollars to over twenty thousand dollars depending on depth, access, and the length of the run.
A lateral sewer scope inspection uses a waterproof camera on a flexible cable, inserted through a cleanout or toilet, to inspect the interior of the pipe in real time. The camera transmits video footage that the inspector reviews for cracks, offsets, joint separations, root intrusion, bellied sections where the pipe has sagged and pools waste, buildup from grease or scale, and any collapsed sections. The inspection is recorded and the homeowner or buyer receives video footage along with a written assessment. This gives you documentation you can use for repair quotes, seller negotiations, or simply the peace of mind of knowing the condition before you close.
Why Sewer Issues Are Especially Common in Florida
Southwest Florida has a mix of older clay and cast iron sewer laterals in established neighborhoods, PVC lines in newer construction, and a high concentration of mature tree roots — particularly from ficus, pine, and oak trees whose roots actively seek out moisture in sewer joints. Older clay tile pipe is especially prone to joint separation and root intrusion, and it often shows up in homes built before the 1980s in areas like older parts of Fort Myers, Lehigh Acres, and Cape Coral. Even homes with newer PVC lines can have belly sections caused by soil movement or settling beneath the slab. Florida's sandy soils shift more than denser northern soils, which can cause pipes to move over time.
The sewer line is one of the few components you cannot see, cannot access without a camera, and cannot afford to ignore before you buy.

We recommend a sewer scope for any home purchase where the home is more than 15 years old, there are large trees in the yard or nearby public right-of-way, the home has had recurring drain backups or slow drains, or the property has older clay or cast iron plumbing. Even newer homes are worth scoping if they sit on lots with significant root systems nearby. The cost of a sewer scope is modest relative to the potential repair cost and is typically added to a standard home inspection on the same visit.
