A thorough roof inspection includes walking the roof where it is safely accessible, evaluating the covering material for condition and age indicators, inspecting all penetrations including plumbing vents, HVAC equipment, and skylights, examining the flashing at walls and valleys, checking gutters and downspouts for proper drainage, and inspecting the attic for signs of past or active leaking, moisture staining, and adequate ventilation. The inspector also notes the roof shape — whether it is hip, gable, flat, or a combination — because roof shape is a primary factor in the Wind Mitigation Inspection form and directly affects hurricane insurance premiums.
