HVAC Inspection in Florida: Why Your Air Conditioning System Deserves Extra Attention
In most parts of the country, the HVAC system runs seasonally. In Southwest Florida, air conditioning runs virtually year-round — often 10 to 12 months out of 12. This continuous use accelerates wear on every component: the compressor, condenser coils, air handler, blower motor, refrigerant lines, and ductwork. It also means that HVAC failure is not a seasonal inconvenience here — it is a health and habitability issue. Indoor temperatures in a Florida home with a failed AC system can reach dangerous levels within hours on a summer day. Understanding what an inspector evaluates and what red flags to watch for can help buyers and homeowners stay ahead of costly failures.
A home inspector evaluates the HVAC system for visible condition, apparent age, and operational performance. At minimum, the inspector will confirm that the system turns on and produces conditioned air, check for visible rust, corrosion, or deterioration at the condenser unit and air handler, examine the condition of the filter and evaporator coil access, inspect the condensate drain line and drip pan for signs of blockage or overflow, and check the age of the equipment from the manufacturer's label. In Florida, the typical service life for a residential split system is 10 to 15 years. A unit approaching or past that age is a legitimate concern on a 4-Point Inspection report.
HVAC and the 4-Point Inspection: What Insurers Look For
When an insurance carrier orders or reviews a 4-Point Inspection, the HVAC system is one of the four items evaluated. Carriers want to see that the system is functional, appropriately aged, and not presenting obvious signs of deferred maintenance or impending failure. A system that is more than 15 to 20 years old, has a cracked heat exchanger (relevant to the occasional heat strip in Florida air handlers), shows rust or significant corrosion at coil components, or has evidence of repeated refrigerant leaks may cause an insurer to require repair, replacement, or a higher deductible. For buyers, this means that HVAC age and condition is not just a comfort issue — it can directly affect the insurability of the home.

The ductwork system is an often-overlooked component that can significantly affect both HVAC efficiency and indoor air quality. In Florida, the combination of high humidity and aging flexible ductwork creates conditions where mold, dust accumulation, and leaks are common. Ducts in unconditioned attic spaces are exposed to extreme heat and humidity that degrades flexible duct material over time. Disconnected or poorly sealed ducts not only waste conditioned air but can draw unconditioned attic air — laden with heat, humidity, and potential mold spores — into the living space. An inspector will evaluate accessible ductwork for visible deterioration, disconnection, and whether connections are properly sealed.
