New Construction Home Inspections: Why You Still Need One in Florida
One of the most common misconceptions in real estate is that new construction homes do not need an independent inspection. The reasoning goes: the home is brand new, it passed all the required municipal inspections, and the builder is providing a warranty — so what could go wrong? The answer, based on what inspectors actually find in newly built homes, is quite a lot. Building a house involves dozens of subcontractors, tight schedules, and inspections that cover code compliance rather than the level of detail a buyer deserves to know before taking possession.
Municipal inspections are pass-fail code compliance checks — they confirm that the work meets the minimum standard required by the building code, not that the work was done well or completely. They do not check every outlet, every plumbing fixture, every window seal, or every duct connection. They look at representative samples and confirm that the major structural and safety elements are in order. An independent home inspector working for the buyer performs a comprehensive visual inspection of all accessible systems and components with no minimum-threshold approach — if something is wrong, it gets documented.
What New Construction Inspections Commonly Find in Florida
Common findings in new construction inspections in Southwest Florida include improperly installed or disconnected HVAC ducts, particularly in attic runs; missing attic insulation coverage or compressed insulation that reduces R-value; incomplete or improperly sealed window and door installations that allow air and water intrusion; improper grading around the foundation that directs water toward the home; plumbing fixture deficiencies including loose connections, missing caulk, and improper venting; electrical items including missing cover plates, improperly wired outlets, and GFCI and AFCI protection omissions; and roofing installation deficiencies including improperly nailed shingles or missing flashing at transitions.

For buyers purchasing a home during construction, phase inspections are a powerful tool. A pre-drywall inspection is performed after framing, rough electrical, rough plumbing, and HVAC rough-in are complete but before drywall is installed. This is the only opportunity to visually inspect the structural, electrical, plumbing, and HVAC work inside the wall cavities before it is permanently sealed. Issues found at this stage are far less expensive to correct than after the home is finished. A final inspection before closing is also strongly recommended to document the completed condition and identify any items that need to be addressed as punch list items before you accept the keys.
