Between the post-Ian recovery and the age of much of Fort Myers' housing stock, our inspectors consistently find issues that make a real difference at the negotiating table.
Hurricane Ian Damage & Repairs
Fort Myers was one of the hardest-hit areas when Hurricane Ian made landfall in September 2022. We look closely for evidence of incomplete repairs, improper patching, hidden moisture intrusion, and structural issues that may have been overlooked or left unaddressed.
Roof Age & Insurance Eligibility
A large portion of Fort Myers' housing stock has roofs approaching or past the age where Florida insurers require 4-Point inspections or refuse new coverage. We document roof age, condition, and material type so you know your insurability position before closing.
Aging Electrical Panels
Federal Pacific Stab-Lok and Zinsco panels are still common in Fort Myers homes built in the 1970s and 1980s. Both are fire hazards and most insurers won't touch them. We identify these panels and walk you through what replacement involves.
Plumbing Material Issues
Polybutylene and galvanized steel piping are found in many older Fort Myers homes. These materials are flagged by insurers and lenders. We document all visible pipe materials throughout the home.
Mold & Moisture Intrusion
Lee County's heat and humidity are rough on homes. Add any post-Ian moisture that wasn't properly dried out, and you've got real mold risk. We use moisture meters and probe suspect areas to find what you can't see on the surface.
HVAC Condition & Age
Air conditioning is non-negotiable in Fort Myers. We test HVAC systems for proper operation, check refrigerant levels, inspect ductwork, and note the age and condition. That information matters a lot when you're budgeting for what comes after closing.
Why Home Inspections Matter in Fort Myers
Fort Myers is the biggest real estate market in Southwest Florida, and one of the more complicated ones to buy in right now. The housing stock runs from 1950s downtown bungalows to mid-century ranch homes in McGregor to newer developments along the Gateway and Estero Road corridors. Each one has its own inspection profile.
Hurricane Ian hit Lee County hard in September 2022, and a lot of Fort Myers homes went through insurance repairs afterward. Some of those repairs were done well. Some weren't. Unpermitted work, wall cavities that were never properly dried out, and mold that quietly developed during the recovery are all things we find regularly. If a seller tells you the home was "fully repaired," the only way to know for sure is an independent inspection.
Fort Myers is also home to a large concentration of older homes that are hitting the insurance industry's age thresholds for roof coverage. We inspect thousands of homes in this market and understand exactly what insurers are looking for. Our 4-Point and Wind Mitigation reports are accepted by all major Florida carriers.
We serve all of Fort Myers including McGregor, Page Field, Gateway, Lehigh Acres, Cape Coral, and surrounding Lee County communities.
