A standard home inspection evaluates the fixtures and drains you can see, but it can't tell you what's happening underground. A lateral sewer scope inspection uses a high-resolution camera to inspect the sewer line running from the home to the municipal connection, revealing blockages, root intrusion, pipe damage, and material failures that are otherwise invisible.
We recommend a sewer scope on virtually every home purchase in Southwest Florida, including newer construction. Improper installation, debris left during build-out, and poor grading can affect even recently built homes in Fort Myers, Cape Coral, Lehigh Acres, Estero, and Bonita Springs. Pipe Condition & Integrity
Our camera travels the full length of the lateral sewer line, checking for cracks, fractures, collapses, or corroded sections that can cause sewage backups or slow drainage. These are common issues in Southwest Florida's older clay and cast-iron pipe systems.
Root Intrusion
Tree and shrub roots naturally seek out water, and sewer lines are a prime target. Root intrusion is one of the most common findings in Florida properties, especially in established neighborhoods with mature landscaping in areas like Cape Coral, Fort Myers, and North Port.
Blockages & Debris
Grease buildup, foreign objects, and years of accumulation can partially or fully block a sewer line. We identify obstructions that may not yet be causing problems but will, giving you leverage during the home purchase negotiation.
Pipe Belly & Negative Grade
Soil settlement can cause sections of the pipe to sag, creating low spots (bellies) where waste accumulates rather than flowing freely. This is especially common in Florida's sandy, shifting soils and is not detectable without a camera inspection.
Joint Separation
Over time, pipe joints can separate, allowing ground water to enter the system (infiltration) or sewage to escape into the surrounding soil (exfiltration). Both are red flags that indicate the line may need repair or lining.
Material Identification
We identify the pipe material in use (clay, cast iron, PVC, Orangeburg, or other) so you know what you're inheriting and what the expected lifespan of the system is. Orangeburg and clay pipes are still present in many pre-1980s Southwest Florida homes.
