What We Test For in Your Water

Florida's water supply, whether municipal or from a private well, can contain a range of contaminants. We test for the issues most relevant to Southwest Florida properties.

Bacteria & Coliform

Total coliform and E. coli testing determines whether harmful bacteria are present in your water supply. This is especially important for homes on private wells, which are common in rural parts of Lee, Collier, and Charlotte counties.

Lead & Heavy Metals

Lead can leach from older plumbing fixtures, solder, and service lines, particularly in pre-1986 homes. We also test for arsenic, iron, manganese, and other metals that are naturally occurring in Florida's groundwater.

Nitrates & Nitrites

High nitrate levels in well water are a health risk, particularly for infants. Agricultural runoff is a concern in inland areas of Southwest Florida including Immokalee, Alva, and parts of DeSoto and Hendry counties.

pH, Hardness & Minerals

Florida's water is naturally hard and mineral-rich. Testing for pH, hardness, sulfur, and iron helps identify issues affecting taste, appliance longevity, and plumbing performance, a common concern in Cape Coral, Lehigh Acres, and Golden Gate.

Indoor air quality directly impacts your family's health. Florida's humidity and hurricane season make mold testing especially important, particularly following storms, flooding, or in homes that have been vacant.

Mold & Spore Sampling

Florida's heat and humidity create ideal conditions for mold growth. Air samples are collected indoors and compared to outdoor baseline levels to detect elevated mold spore counts, even when mold is not visibly apparent inside the home.

VOCs & Chemical Contaminants

Volatile organic compounds (VOCs) from paints, adhesives, building materials, and cleaning products can accumulate in closed spaces. Testing identifies chemical off-gassing that may affect air quality and long-term health.

Allergens & Particulates

Dust mites, pet dander, pollen, and other airborne allergens are tested to assess indoor air quality, particularly important in Florida homes where windows are kept closed and HVAC systems recirculate air year-round.

Post-Remediation Clearance

After mold remediation work has been completed, a clearance air test confirms that spore levels have returned to acceptable ranges. We provide the documentation needed to satisfy insurance requirements and close on the property.

Post-Storm & Vacant Home Testing

After a hurricane or tropical storm, mold can begin growing within 24–48 hours in flooded or water-damaged areas. We strongly recommend air quality testing for any home in the Fort Myers, Cape Coral, Bonita Springs, or Naples areas that experienced flooding or prolonged moisture exposure from Ian, Helene, or any storm event.

Lab Results & Report

Samples are submitted to a certified laboratory. Results are provided to you with a plain-language explanation of any findings, recommended actions, and context for what the numbers mean.
